Get Living, one of the UK’s leading build-to-rent operators of large-scale residential neighbourhoods, has announced it will be welcoming Budgens and a new Japanese restaurant, Zoku, to its new neighbourhood in Birmingham, Sherlock Quarter.
The Budgens brand is part of the Booker Group, and the store will be locally owned and run by an independent retailer – selling fresh produce, packaged food and other household essentials.
Zoku will be taking just under 2,000 sq ft for the new restaurant, which is set to open its doors in Spring 2025. With a Japanese-influenced setting, Zoku will offer East Asian favourites including ramen, sushi and dumplings. The brand is owned by MAAK Capital Ltd, which also runs a higher successful Chinese restaurant in Birmingham, The Palace Hotpot.
The signings mark the first at Sherlock Quarter, Get Living’s first neighbourhood in Birmingham, which will see its first residents move into their homes in February. Ideally located in the heart of the city, the neighbourhood is a short walk from the iconic Bullring shopping centre and has delivered 551 new homes for rent, of which 47 are affordable. Residents will be able to enjoy an extensive amenity offer which includes a double height sky lounge for socialising and working, as well as a resident gym and yoga studio. The ground floor offers 16,500 sq ft of retail, F&B and leisure space, of which over half is in advanced negotiations, alongside landscaped public realm.
The commercial leasing at Sherlock Quarter is led by Creative Retail.
Richard Allen, Asset Director at Get Living, said “Budgens and Zoku are brilliant additions to Sherlock Quarter, our first neighbourhood in Birmingham, and are set to be very popular with both our residents and the wider community. Across all of our neighbourhoods, we aim to support and offer space to local brands that become an integral part of the wider community, and both Budgens and Zoku are a great example of that. As the neighbourhood prepares to welcome its first residents, we look forward to expanding the retail line up on the ground floor with more exciting brands.”
A Booker spokesperson said: “We’re really proud to support our independent retailers in local communities, right across the UK, and are delighted to be welcoming a brand new Budgens store to Sherlock Quarter.”
Scott Robertson, one of the founding directors of Creative Retail, added: “We have worked closely with Get Living to ensure that we curate the best mix of occupiers to make Sherlock Quarter one of the most attractive neighbourhoods to live in Birmingham city centre. In addition to Budgens and Zoku, three further units are under offer and we are seeing a great deal of interest on the remaining four, with discussions ongoing.”
