Get Living, one of the UK’s leading build-to-rent operators of large-scale residential neighbourhoods, has launched its third London mixed-use build-to-rent (BtR) development in Zone 2’s Lewisham.
The Filigree, which welcomed its first residents this summer, comprises 649 new homes, including 424 for market rent and 106 affordable homes. Get Living’s first co-living homes also form part of the new neighbourhood, with 119 self-contained studio-style flats with shared amenity space for socialising, cooking, wellbeing and working launching in 2025.
The fully furnished market rent and co-living apartments range from studios to three-bedroom apartments and includes a number of 1,432 sq ft penthouses on the 29th floor, offering fantastic views across the city.
A number of show apartments are available to view, including a penthouse designed by over 100 local artists, makers and designers as part of a one-of-a-kind collaboration led by SHAPESLewisham. The home features talent from across the SHAPESLewisham network, including practitioners that have created immersive digital installations, hand woven blankets, wooden sculpted side tables, recycled lampshades and hand-printed textiles. It also doubles as an immersive, interactive and shoppable gallery space in which people can purchase directly from artists; raising the visibility of their work, supporting local businesses and encouraging future collaborations.
On the ground floor, The Filigree neighbourhood offers landscaped public realm alongside an 88,000 sq ft of retail, leisure and food & beverage for residents, visitors and the local community, including a new cinema. The majority of the commercial space, including the cinema, is now in advanced negotiations.
The Filigree is part of the Lewisham Gateway project, one of the largest regeneration schemes in South East London, led by Muse in collaboration with the London Borough of Lewisham, the Mayor of London and Transport for London, supported by Homes England. The transformation of Lewisham over the past two decades has seen it attract significant investment and become one of the capital’s up-and-coming regions.
Marking another milestone in the growth of Get Living’s portfolio, the launch of The Filigree delivers more much needed rental homes for London and comes as research from Get Living, conducted in partnership with Opinium, found that more than three in ten (31%) renters would prefer to live in a build-to-rent (BtR) development when given the choice between BtR, a private rented property and other forms of rental accommodation*.
This figure increases to 35% for Londoners and 44% for those who already live in some form of professionally managed housing, yet currently only 2% of renters across the UK live in BtR, demonstrating the need for significant growth in the number of purpose built rental homes being delivered.

The Filigree is located within a one minute walk from Lewisham station, which includes National Rail and Docklands Light Railway (DLR) links transporting residents, commuters and visitors to London Bridge in nine minutes, Canary Wharf in 25 minutes and Bank in 30 minutes.
Lewisham has also been identified as a future location of the Bakerloo line extension which is currently in consultation and being promoted by Lewisham Council as part of the ‘Back the Bakerloo’ campaign.
